Welcome to 833keys.com. By accessing our website, making a booking, or using our
services, you agree to be bound by these Terms & Conditions.
1. About Us
833keys Vacation Homes Rental L.L.C. ("833keys", "we", "our", or "us") provides licensed
holiday home rental and property management services in Dubai, United Arab Emirates.
2. Eligibility
By making a booking, you confirm that:
● You are at least 18 years old.
● You are legally capable of entering into contracts.
● All information provided is accurate and complete.
3. Bookings
A booking becomes confirmed only after:
● Full payment has been received.
● Contract has been signed with 833keys.
We reserve the right to refuse or cancel bookings where necessary.
4. Payments
Prices displayed are in UAE Dirhams (AED).
Payment may be made via:
● Credit/Debit Card
● Bank Transfer
● Secure Online Payment Gateway
All applicable fees, including Tourism Dirham Fees, cleaning fees, and VAT (where
applicable), will be displayed before confirmation.
5. Check-in & Check-out
Unless otherwise agreed:
● Check-in: From 3:00 PM
● Check-out: By 11:00 AM
Late check-out requests are subject to availability and may incur additional charges.
6. Guest Responsibilities
Guests agree to:
● Respect the property and neighbours.
● Follow all community and building rules.
● Not exceed the maximum occupancy.
● Not hold parties or events unless expressly approved.
● Not smoke inside the property unless permitted.
● Be responsible for any damages caused during the stay.
7. Identification Requirements
In accordance with Dubai Department of Economy and Tourism regulations, all guests must
provide valid identification before check-in.
This may include:
● Passport
● Emirates ID
● Visa (where applicable)
Failure to provide identification may result in cancellation without refund.
8. Security Deposit
All properties require a refundable security deposit.
The deposit may be used to cover:
● Property damage
● Missing items
● Excessive cleaning
● Rule violations
● Additional unpaid charges
Unused amounts will be refunded after inspection.
9. Cancellations
Cancellation policies vary depending on the booking platform or direct booking agreement.
Where a specific cancellation policy has been provided during booking, that policy shall
prevail.
Refunds, if applicable, will be processed using the original payment method.
10. Property Availability
In exceptional circumstances beyond our control, we reserve the right to relocate guests to a
comparable property or provide an appropriate refund.
11. Limitation of Liability
833keys shall not be liable for:
● Loss of personal belongings
● Guest injuries resulting from negligence by the guest
● Interruptions caused by utilities, internet providers, building maintenance,
government actions, weather events, or force majeure
Our total liability shall not exceed the amount paid for the booking except where prohibited
by law.
12. Intellectual Property
All content on this website, including:
● Logos
● Images
● Text
● Graphics
● Branding
● Website design
is the property of 833keys and may not be copied without written permission.
13. Website Use
You agree not to:
● Attempt unauthorized access
● Upload malicious software
● Copy website content
● Misuse the website
14. Governing Law
These Terms are governed by the laws of the United Arab Emirates and the Emirate of
Dubai.
Any disputes shall be subject to the exclusive jurisdiction of the Dubai Courts.
